Welcome to the Placitas Trails Homeowners Association!

The Articles of Incorporation, By-laws, and Covenants, Conditions, and Restrictions (CC&Rs) reflect the attitudes and desires of your community. These, along with the established Homeowners Association and its Board of Directors, and various committees like the Architectural Control Committee (ACC), the Welcome Committee, the Neighbor Network & Watch, show the desire of the residents of Trails to maintain a cohesive community of which they can be proud. These groups are all volunteers from within Trails, and they are always in need of new members.

The CC&R's are a lengthy, and sometimes difficult to read and interpret, legal document stating some of the conditions governing part of life in Trails. The people of Trails have written this document, and agree with these conditions.

The goal of the CC&Rs is to provide architectural control within the subdivision, and to provide some expectations on the physical quality of life for the area.

Architecturally, the goal is to provide for southwestern style homes of an up-scale design with predominantly natural landscaping. Chain-link fences, stored recreational vehicles, exposed airconditioners, and other types of eye-sores are prohibited. There are other requirements, such as satellite dishes must be mounted below the roofline, etc. All new construction, additions, and outside remodeling require construction deposits and approval of plans by the Architectural Control Committee. Please check with the ACC before making exterior changes.

PLACITAS TRAILS offers some spectacular views of the mountains, mesas, and valley. Building heights are restricted to no more than 17 feet, and it is recommended to restrict plantings to those plants which will not block neighborâ%uFFFD%uFFFDs views.

Quality of life issues also addressed in the CC&R's include nuisances caused by household pets, loud noise, etc. We were ahead of the New Mexico Dark Skies law, having instituted lighting regulations several years ago prohibiting glaring outdoor lights.

All of this may sound very imposing but it helps to achieve your expectations when you move here so you won't be surprised to see or hear something unexpected coming from next door or down the street.
